Hasan Alsaheb has been doing this work for more than twenty years. Restoration is not cleaning — a dull, scratched or etched floor is not dirty, it is damaged, and no cleaner will fix it.
Why polished stone goes dull
A polished surface is not a coating. It is the stone itself, ground and refined so finely that it reflects light. Anything that abrades or corrodes that surface takes the shine with it:
- Traffic patterns. Grit carried in on shoes is essentially sandpaper. Entry paths, hallways and the turn at the bottom of a staircase wear first, which is why floors often look fine at the edges and grey down the middle.
- Etching. Marble, travertine and limestone are calcium based. Anything acidic — lemon, wine, vinegar, tomato, many household cleaners — reacts with the surface and leaves a dull mark. It is a chemical burn, not a stain.
- Staining. Oil, rust and dyes absorbed into the stone. Different problem, different fix — drawn out with a poultice rather than ground away.
- Failed sealer and old coatings. Wax and acrylic “shine” products build up, trap soil and yellow. They have to come off before the stone can be refinished properly.
- Open holes and worn grout. Travertine in particular sheds its fill over time, leaving pits that collect dirt.
How restoration actually works
The stone is refinished with progressively finer diamond abrasives. Coarse steps cut past the damage and flatten the surface; each finer step removes the scratch pattern left by the one before, until the stone reflects light again. Grinding can also take lippage — uneven tile edges — down to a flat plane, which no amount of cleaning will do.
- Assess the stone type, the finish it should have, and whether the damage is on the surface or absorbed into it.
- Strip any old wax, sealer or coating so work is done on bare stone.
- Grind and hone to remove scratches, etch marks and lippage.
- Polish to the finish you want — high polish, satin honed, or a natural matte.
- Fill open holes in travertine and repair chips and cracks where needed.
- Seal with an impregnating sealer so future spills have time to be wiped up.
Floors, counters, showers and vanities
Each needs a different approach. Shower walls and floors bring their own problems — hard water scale, soap film and grout that has given up — and honed floors are often the safer choice over high polish where water is involved. On countertops, a honed finish hides etching far better than a mirror polish does, which is worth discussing before the work starts rather than after.
